Arrived to the customers location and greeted them inside their office space. Spoke with the gentleman at the front desk who filled me in on everything he knew that was going on and showed me the locations of the units. Customer states we are the fourth company to look at this issue. The last company out found all the VAVs turned off and was able to turn on but wasn’t able to complete anything further. After speaking with service manager determined the VAVs need to be logged into the software program to allow all VAVs to work properly for maintaining the heating of the office in conjunction with the rooftop equipment. Spoke with office manager of champion title explaining the current situation.
During our inspection we started with rooftop unit one we started by taking out all the old filters and replacing them with new ones this roof top has 10 20 x 24 x 2 filters. The belts did not get changed this time. We then inspected all the coils we found that all the coils were clean at this time, but the condenser coils need to be combed because the fins are pushed in everywhere we quoted this up we then manually put it into a test mode heat and checked out first and second stage heating both igniters and both flame sensors are in good condition at this time, we did find that the inducer’s had capacitors they were 6 MFD the second stage inducer 6 MFD capacitor was good but the first stage six MFD capacitor was bad. I quoted this up I would like to, the blower wheel was clean in free debris. The belt was free of any damage or nicks in the shaft was in good condition we will have to grease the bearings. When I arrived the thermostat was on and satisfied. I tested both systems from the control panel. No alarm codes past or present. Tested cooling on all stages. All stages are operating properly. All compressors are working properly at this time. The refrigerant pressures are in correct range per manufacturer specifications. The condenser fan motors are working properly at this time. No refrigerant leaks found at this time. All wiring is tight and in good condition. The systems are working properly at this time.
Agreement for 2 visits a year. Cooling maintenance including belt, filter and coil cleaning. Heating maintenance including filter change. Preformed cooling maintenance on both rtu’s Rtu #1 Chemically cleaned condenser coil, coil is clean and free of debris at this time. Changed filters and checked evaporator coil, evaporator coil is clean and free of debris at this time. Changed belts, checked and verified that fan and belts are running properly. Checked blower wheel and clean and free of debris at this time. Took an amp draw off variable speed blower got a reading of 5.1 off the first one second one was 5.3 which is in range per manufacturer specs. Took an amp draw off both compressor circuits of 10.1 and 11.2 which is in range per manufacturer specs. Checked and cleared both condensation drains both are clean and clean and free of debris at this time. Checked charge charge was 130/345 with 14 degrees subcooling and 9 degrees superheat. Charges on the second circuit was 133/3
Went picked up supplies for job went to building in lake ridge cleaned condenser coils they where extremely dirty, cleaned evap coil they also was very dirty got them clean changed 4x 5vx550 belts on both rooftop units changed 20 filter on systems went to change contactors they are wrong will not work with the system will need to get right ones called carrier they are send the three pol3 contactor specs and then I will order them they have them in Richmond so once I see them to make sure they are right then I will order them and give a p.o, system all working good at this time,
Building has two 40 ton package units on the rooftop Rtu#1. Filters= 10=20x24x2 belts= 2x 5VX550 Inspected blower it is in good shape and clean, inspected belts both are in need of replacing, inspected filters they are extremely dirty and need to be replaced, inspected evap coil it is, very dirty it is in need of a cleaning, inspected condenser coil they are dirty recommend and cleaning on them, inspected all electrical wiring and connections none found burned are broken at this time checked all lugs on system to verify they are all tight, inspected contactors all in good shape very little pitting, inspected heat exchanger it has some rust but know holes are cracks found they are stainless steal heat exchangers, inspected burners all in good no rust, inspected flame sensor cleaned no pitting are cracks at this time, inspected spark ignition it is in good shape no cracks are breaks, inspected and tested ran both stages of the system each stage has a a hi fire and low fire tested a
